It’s always worth booking at least 48 hours in advance and reconfirming on the morning of the viewing. </div><div>Visiting the property: Chances are you will view a number of properties so take as many pictures of the property as possible to remind you of furnishings and room sizes.</div><div>Room sizes: Agents don’t tend to advise on room sizes so be sure to download a measuring app such as Smart Measure so you can accurately measure.</div><div>Re visiting the property: It’s not just the property your renting but the location too. Its worth visiting at different times of day to check areas such as street lighting, gangs, noise etc.</div><div>Negotiating (Price): The advertised price is not fixed and this can be negotiated with agents prior to paying any reservation fees.</div><div>Negotiating (Works Required): If you notice property repairs when viewing such as dirty bathrooms, broken furniture / appliances or poor security then don’t be afraid to ask for this to be completed prior to moving in. Be sure to get this in writing for reference when you do move.</div><div>Reviewing the tenancy agreement: This is legally binding so be sure to review and question any hidden areas such as renewal fees which agents like to hide here.</div><div><div>Property Inventory: This should be provided when moving into the property. Both the University of Birmingham and Aston University are within the top 30 Universities in the UK. The main areas for the Universities are within the City Centre as well as the nearby suburb of Edgbaston.</div><div>Transport &amp; Infrastructure </div><div>Birmingham is well connected locally and nationally with the nearby M6 motorway and train stations connecting you to the rest of the UK. Being based in the Midlands it is well located to be in either London and Manchester within 90 minutes by train.</div><div>In terms of international travel Birmingham Airport connects to over 150 destinations with the majority being European Cities and North Africa. As for the local transport, Birmingham is largely connected by buses from the suburbs with a small selection of train stops in certain suburbs.</div><div>Community Feel </div><div>Birmingham is well known for its diverse mix of cultures and blended architecture within the City Centre. He would be working in Manchester on a major infrastructure project in the City Centre before returning home for weekends in Ireland to be with family.</div><div>The Brief</div><div>The brief was to source a 2 bedroom furnished property with parking and good transport networks to the City Centre as well as Manchester Airport.</div><div>The property was required ASAP and had to be within the specified budget of £950 per calendar month. Due to the size of the construction company it was a requirement for the letting agent to use the client’s tenancy contract also.</div><div>The Process</div><div>The consultation process was swift due to the requirements of Martin and within three days of the instruction, ten properties were arranged to view matching the guest’s requirements. All the properties researched were within the South Manchester area and at the end of the viewing day, Martin had a shortlist of his three favourite properties.</div><img src="http://static.wixstatic.com/media/789866_402d389d4ca7424e8038f6c54820fef2~mv2_d_1600_1200_s_2.jpg"/><div>Martin opted for the popular development in Citi Peak, Didsbury due to the size and furniture quality of the apartment as well as its location to transport networks. All negotiations were met to bring the standard of the apartment to the requirement DMr demands as well as the guest’s corporate tenancy agreement being used. From the initial instruction to getting the keys for the apartment, the total time frame was within twelve days.</div><div>The Feedback</div><div>Martin was very happy as he was able to have a Manchester home rather than living out of a suitcase and informal hotels. Ensure the shirts, socks and shoes you pack will match the pants and jacket to ensure the number of items you need to pack are minimal. If you are there for an extended period and want to exercise in your social time, there are lightweight trainers available which take up little space and are reasonably priced. Dependent on weather conditions, wear the heavier items of clothing you are taking to reduce the weight of things you have to carry.</div><img src="http://static.wixstatic.com/media/789866_df26c40456e6413f8d787ff735897464~mv2.jpg"/><div>Pack for today’s limited overhead storage facilities: With increasing costs for checked baggage and people now using large bags as hand luggage, the cleverer way would be to take two equal sized bags (if the airline allows). This way if your flight is busy and the room in the overhead storage areas are limited it will be a easier to find space for two smaller bags rather. Ideally one, should be sized so it can fit under the seat and the other should be flexible to fit around others in the overhead compartments.</div><div>Have pre defined areas in your luggage for certain items: Arrange your luggage and electronics so that you are aware where everything is and is as accessible as possible. Having pre defined places for items, will save you the hassle of having to rummage just to find a lead for your mobile for example. Ensure you check which adapters are required prior to travelling with a number of websites available for you to check this. </div><div>Pre plan equipment or devices required whilst on board a flight: This is of great help as you often find people on a confined space of an aircraft routing around in the bottom of their bag. By planning what you need for the duration of the flight beforehand, you can put this into one bag within your hand luggage which is easily accessible.</div><div>Have a set routine for eating and sleeping: Preferably eat, prior to getting on the plane and carry out your night time routines in the airport to allow you to sleep for the maximum amount of time whilst in flight.
